How the ranking works: we score every town on taxes and schools, add the two together based on how much you said each one matters to you, and filter by your commute and town-character picks. It's a starting list, not a verdict. Click through the sources below and check the details that matter to you.

Where these numbers come from

  1. Property tax: Hunterdon County's own 2025 general tax rate table, per $100 of assessed value. Refreshed annually when the county posts the new year's table.
  2. Schools: NJ Department of Education 2023-24 School Performance Reports, graduation rate (high schools), and ELA/Math state-test results averaged across every grade tested and weighted by how many students actually took the test. A town's K-8 and high school assignments come from the county's own school directory and each regional district's sending-district page, hand-matched because Hunterdon's 26 towns don't line up 1-for-1 with its school districts. Refreshed annually when the state posts new data.
  3. Commute: NJ Transit's Raritan Valley Line station list, the I-78 exit list, and the state Route 202/31/22 corridor layout. Drive-time minutes are shown only where a direct source gave one (High Bridge to Newark/NYC, Lambertville to Philadelphia). Every other town gets a named road or station, not an invented number.
  4. Contaminated sites: NJDEP's Known Contaminated Site List, a live government database, queried directly. A count on this list doesn't mean active danger, most listed sites are old, monitored, or already being cleaned up. It's a starting point for your own digging, checked quarterly.
  5. Population, income, home values: coming soon. This needs a Census Bureau API key (free, instant, not yet pulled). Nothing here is estimated or guessed in the meantime.
