Hunterdon County has 26 municipalities, and this study follows the upper Raritan River corridor, so most of the county is not part of it. FEMA's August 14, 2025 release names Union Township. The fuller upper Raritan list above comes from a Franklin Township notice that describes the April 2021 preliminary round of the same study, so it is not independently confirmed for the 2025 revision. The 90 day appeal period for this revision opened August 21, 2025 and has closed.
How this works
The National Flood Hazard Layer is FEMA's official map of flood zones, and it is the map lenders and insurers read. This page puts your address on that map and reads two zones for the point: the one in force today, and the one on the revised preliminary map FEMA issued for the upper Raritan River communities on March 7, 2025. Both come straight from FEMA and can be up to a day old. FEMA has said the new maps are targeted to take effect fall 2026. A point near a zone boundary can read either way, so if your result sits within a few houses of the edge, check the map panel itself before you act on it.

Before you do anything with this
A preliminary map is not a final map. FEMA can change it before it takes effect, and the effective date is not settled until FEMA issues its Letter of Final Determination for the study. Nothing on this page changes your insurance, your mortgage, or your zone by itself. What a policy costs, whether you need one, and what to do about a zone that is moving are questions for an insurance agent, who can also tell you whether an existing policy can be carried forward at the older rate.
